Algarve Sun is concerned with
the management, maintenance and upkeep of holiday properties in the central
regions of the Algarve.
This area comprises
the hills and countryside from Algoz to Alte and south to the coast from
Porches to Albufeira.
This web page is designed to advise owners of the services
provided. It aims to answer most, if not all, the questions you, as an owner,
may have about the services and duties of Algarve Sun.
Firstly, and most importantly, the security of your property:-
Algarve Sun
undertakes to inspect all the properties in its care on a regular basis and to
use its best endeavours to ensure that any and all problems are rectified as
expeditiously as possible so that the security of the properties is
maintained.
Algarve Sun will liaise with the
owners, obtaining authorisation for works other than normal everyday repairs or
replacement items. Each property will be regularly aired when no one is in
residence.
Algarve Sun is able to
administer payment of household bills, such as telephone, electricity, gas,
water, and the annual property tax.
Provision, replacement and
replenishment of gas bottles and logs will be arranged as and when
required.
Algarve Sun is able to arrange
and supervise the maintenance and repair of household items, such as cookers
and water heaters and replacement with comparable items when
necessary.
Full time, part time and
sub-contracted personnel employed by or in the name of the owners, including
maid, gardener, pool man, can be supervised by Algarve Sun and paid accordingly
on behalf of the owners, including any or all relevant taxes.
Algarve Sun can arrange for the supply of all necessary
cleaning materials and ensure that the property is prepared, cleaned and ready
for any and all visits by the owner or other authorised
visitors.
Accounts
are submitted regularly, and will include all fees, costs and disbursements
relating to the property. Accounts are to be settled upon receipt.
Upon the signing of
a Management Agreement, the owner is asked to provide a float equivalent to the
anticipated running costs of the property for three months. This float to be
maintained throughout the period of the Agreement.
Management Agreements can be for a
limited period, seasonal, or indefinite, as suits the owner. Agreements are
subject to 60 days' notice of termination by either party.
